Designing a residence means creating a space that reflects each client’s unique way of living.

+Design Process

1. Initial Meeting
We listen to your needs, site conditions, budget, and schedule. (Free of charge)

2. Concept Design (from 2 months)
Site study, regulatory review, and initial proposals with drawings and renderings.
Fee: from JPY 3,000,000 (depending on scale and complexity)
Deducted from the full design fee if you proceed with a contract.

3. Schematic Design (from 3 months)
Developing the selected concept into clear plans and elevations.

4. Detailed Design (from 4 months)
Finalizing specifications and preparing construction drawings.

5. Building Approval (from 2 months)
Submission to authorities, including structural review where required.

6. Contractor Bidding (from 1 month)
Obtaining and reviewing bids to select a contractor.

7. Construction & Supervision (from 10 months)
Regular site supervision to confirm quality and progress.

8. Completion & Handover
Final inspections and handover with the client.

9. Post-Occupancy Care
Follow-up inspections after 1 and 2 years.

+Construction Cost Guideline

  • Wooden houses: approx. JPY 2,000,000 per tsubo (3.3 m²)~

  • Reinforced concrete houses: approx. JPY 3,000,000 per tsubo~

(Depending on site conditions, specifications, and scale)

+Design Fee

  • Fees are calculated based on the required work volume according to the project’s scale, complexity, and conditions.

  • As a reference, residential projects often range around 10–15% of construction cost.

  • Minimum fee: JPY 8,000,000 (excl. tax) for new residences.

  • Additional costs: site survey, soil investigation, application fees, travel expenses for remote projects
